Are Basement Egress Windows Required in New Jersey?

According to New Jersey Residential Code Section R310, any basement with a sleeping room must have at least one operable emergency escape and rescue opening.

Key New Jersey Code Requirements:

  • Minimum Opening Area: Openings must provide at least 5.7 square feet of net clear opening area (5.0 square feet for grade-floor openings).
  • Height & Width: The minimum net clear opening height is 24 inches, and the width is 20 inches.
  • Sill Height: The bottom of the window opening cannot be more than 44 inches above the floor.
  • Window Wells: If the window sill is below ground level, a window well is required with a minimum horizontal area of 9 square feet.
  • Ladders: If a window well is deeper than 44 inches, a permanently affixed ladder or steps must be installed.
