Are Basement Egress Windows Required in New Jersey?

According to New Jersey Residential Code Section R310, every basement and sleeping room must have at least one operable emergency escape and rescue opening.

Key New Jersey Code Requirements:

  • Sizing: Openings must have a minimum net clear area of 5.7 square feet (reduced to 5.0 sq. ft. for grade-floor openings).
  • Dimensions: A minimum height of 24 inches and a width of 20 inches is required.
  • Sill Height: The bottom of the window opening cannot be more than 44 inches above the floor.
  • Window Wells: Required if the window sill is below ground level. Wells must provide at least 9 square feet of horizontal area and a 36-inch projection.
  • Ladders: If a window well is deeper than 44 inches, a permanently affixed ladder is mandatory.
