  • Safety First: Every basement, habitable attic, and sleeping room must have at least one operable emergency escape and rescue opening.
  • Sizing for Rescue: Openings must provide a minimum net clear area of 5.7 square feet (or 5.0 square feet for grade-floor openings) to allow for emergency personnel entry and resident escape.
  • Accessibility: The maximum sill height must be no more than 44 inches above the floor.
  • Window Wells: If the window sill is below grade, a window well is required with a minimum horizontal area of 9 square feet and a permanent ladder or steps if the depth exceeds 44 inches.
