Are Basement Egress Windows Required in Delaware?
According to the 2021 International Residential Code (Section R310), which serves as the basis for Delaware’s requirements, any basement with a sleeping room must have at least one operable emergency escape and rescue opening.

Key Delaware Code Requirements:
- Emergency Access: Openings must lead directly to a public way or a yard/court at least 36 inches wide.
- Sizing: Standard egress windows must provide a minimum net clear opening of 5.7 square feet (5.0 sq. ft. for grade-floor openings).
- Sill Height: The bottom of the window opening must be no higher than 44 inches above the floor.
- Area Wells: If the window sill is below ground level, an area well is required with a minimum horizontal area of 9 square feet.
- Ladders: If the area well depth exceeds 44 inches, a permanently affixed ladder or steps must be installed.
